Do you have any before and after photos of past projects?

We have many before and after photos of our work available on our projects page and in our office - under development at this time. top^

How do I know I will get high quality materials?

We will attempt to return your home to its original condition. You are entitled to be supplied the same quality materials damaged during your claim and in some instances, due to changes in the building code you may receive upgraded products. All works are completed in line with the current building codes. top^

Are you and your subcontractors licensed?

Yes, all our employees and subcontractors are licensed in the trades they each perform. top^

What insurance do you and the subcontractors carry?

Our company has $10,000,000 Public Liability Insurance as well as a blanket contract works insurance. Building Indemnity Insurance is required for all projects over $15,000. top^

What permits are required and do we have to handle that?

In most cases, securing permits is the Builder or Engineer's responsibility. top^

Do you warrant your work?

Yes, our work is warranted under the current Australian building codes for materials and workmanship. top^

Can we have private work unrelated to the insurance claim completed while you are working on our home or building?

Any changes to proposed works schedule/specification approved by the Insurance Company, or private works required by you must be in writing and signed and dated by the legal owner of the property. We will not accept verbal instructions by phone. All instructions and/or variations made by the owner must be in writing, signed, dated etc. No changes to the scope of works are acceptable after the contract is signed and works have commenced. One person is to be nominated as our point of contact. top^

Your Insurer

Can I tell the insurance adjuster that I want Probuild SA – Monaghan Builders to do the repair work?

You will need to discuss this with your loss adjuster. top^

What can I expect my Insurance adjuster to do for me exzctly once a claim is accepted?

They will work closely with Probuild or Monaghan Builders to make sure that we get an agreed estimate on repairs and keep things moving along as rapidly as possible. top^

What is the best way to get what I deserve from my insurance company?

In our opinion, it is always best to listen carefully to your Insurance Company's representative Assessor or Adjuster, and let them make their own assessment of your damages, along with a restoration specialist or engineer. top^


Estimates

For the repair work, do I get an estimate from Probuild SA – Monaghan Builders or the insurance company?

Your Insurance Company is paying our account and consequently due to the privacy act these documents are confidential. However, your Insurance company can provide you with these documents if agreed to by them. top^

Do you include every detail in the estimate/quotation?

Often we are provided with a scope of work or specification to help provide an accurate quotation. This specification is not designed to be a blueprint for the works but does provide an equal basis to gather estimates. These specifications may change after works begin or other unknown damages become evident.

We will work closely with your insurer during the quotation process and if any additional works become evident, they will be addressed at this time. After work begins any unforeseen damage discovered relating to your claim will be made known to your Insurer and authority seeked to include these works in the job schedule. top^

Do I have to pay my excess?

Yes (if applicable), your excess is per occurrence and will be due on every claim you make, and payable prior to commencement of works. top^

What if it ends up costing more than the estimate due to damage not originally quoted on?

During the restoration if there are any cost increases due to unforseen damage relating to your claim, this damage will be reported to your Insurer who will make an assessment. If agreed to by them, we will add these works and charges to your current claim.

Access to your home

Do you guarantee a date the project will be completed?

Although we would like to be able to do so, there are too many unforeseens in construction (most often weather-related or availability of material) to guarantee a completion time or date.

We completely understand that the work must progress as quickly as possible for our clients to be happy, and we are focused on that at all times. We will keep you updated on the progress or delays regarding your claim, so you are kept informed regarding your project on a regular basis. top^

When will it be safe to enter my home?

In a fire, impact or flood etc, when your home has been deemed safe by the fire authorities or SES, or a make safe has been completed by Probuild or Monaghan Builders, you will then be authorised to enter your premises to remove personal items. top^

Can I enter my home or building if locked up during reconstruction?

In the event you have been relocated to a new temporary address whilst your home is being restored, you will need to call our office and talk to your appointed job manager who will contact the jobs supervisor. The supervisor will meet you on site and arrange to enter the site. See your signed contract for further details. top^

When can we move back in?

In the event you have been relocated to a new temporary address whilst your home is being restored, you will be required to sign a letter of practical completion prior to key hand over at the end of the job. All private works and/or excess due need to be paid in full prior to key hand over. top^


General

Will the smell of soot still be noticeable at the jobs end?

If you have the appropriate contents insurance, we, or others will come in and pack out all your belongings taking them to a warehouse where they will be cleaned and deodorised. Your home or building will be completely, cleaned and sealed to eliminate any smoke and soot odours. top^

Can I put my rubbish in your bins or trucks?

Rubbish bins on site are for Monaghan Builders employees' use and should not be filled with unauthorised rubbish and materials or a charge may be forthcoming. top^

Do you break for Christmas?

Christmas break is approximately two weeks. This is the Building Industry shutdown period including all suppliers. We will be working through this period with a reduced staff level. top^
